1. Parking Requirements:                                                                    

Parking spaces for stored trailers shall be designated on the site plan and       each space shall contain 220 square feet.  Prime movers for recreation vehicles shall not be stored on the lot.

 

2. Screening:

The perimeter of the lot shall be fenced by a chain link fence 6 feet in height

and screened with vegetation of a size and shape and thickness to hide from view of passing vehicular traffic or adjacent one-story building any vehicle stored on the lot.

 

3.  Lighting:

All outdoor lighting shall be so shaded and adjusted that the light is directed to fall only on the above described property.

 

4.  Prohibition:

No automobile, or other motor vehicle, or recreational type vehicle shall be stored on the property or repaired on overhauled on the above lot.

 

In the event of failure of the Permittee to:

 

Fulfill the development in substantial accordance with the plans submitted to the Planning and Zoning Commission and the Board of County Commissioners; comply with the codes of governmental agencies having lawful and appropriate jurisdiction thereon; or violate any of the terms of the Conditional Use Permit, the permit may be revboked after a due public hearing before the Planning and Zoning Commissiona and the Board of County Commissioners.

 

Along with the above CUP, the following conditions for the lot were issued by the Courts of Lake County in 1982 and filed with the county and are part of the Western Shores 2nd Addition files:

 

5.  Additional Prohibition:

No boats shall be stored on the lot at any time.

 

6.  Maintenance of Lot:

The entire lot shall be maintained on a regular basis both inside and outside of the perimeter of the lot.  This includes watering and maintaining landscaping, fence maintenance, and keeping the interior of the lot clean.

 

 

Addition to the Rules & Regulations for Western Shores 2nd Addition Trailer Lot - Approved by the Board of Directors on January 12, 2008

 

 

1.  Additional Parking Requirements:

No trailer shall be parked on or within 2 feet of any landscaping of the fence.  If any landscaping or fence that is damaged by an owner's trailer, that owner shall be responsible to repair or replace the damaged landscaping or fence section.
